Mendocino Farms opened at 5130 Dublin Boulevard in Persimmon Place on February 2, 2026, its second Tri-Valley location after Bishop Ranch. The sandwich-and-salad chain is a lunch business on paper, but its Persimmon Place neighbors, from Whole Foods to HomeGoods, all skew toward the pre-market pickup crowd. If you have ever wanted a Thai mango salad and a bottle of wine on the way to the amphitheater without cooking, that corner now solves it in one stop.
The bigger signal is at Hacienda Crossings. Dishdash, the Silicon Valley Middle Eastern group that Emad Ibrahim and Nadiah Mshasha started in Sunnyvale in 2001, took over the former Applebee's Grill and Bar space. The Dublin restaurant is roughly 5,400 square feet with an enclosed patio, aiming for a first-quarter 2026 debut with hours running 11 a.m. to 9 p.m. Sunday through Thursday and until 9:30 on Friday and Saturday. Mshasha told Patch the family had been hearing for years from relatives in the Tri-Valley that there was a gap in upscale-casual Middle Eastern dining here.
The specific address matters. Hacienda Crossings sits directly across I-580 from Emerald Glen. Applebee's, which held that pad for two decades, was a chain-diner concept built for suburban families driving through. A full-service scratch-kitchen restaurant with an enclosed patio and Thursday-night hours until 9 is a different bet. It is a bet on a Dublin that lingers.
What This Says About Where Dublin Is Going
If you own a home here, you have already watched the city grow up in phases. The Iron Horse Trail extension. The Wave. The Fallon Sports Park build-out. Emerald Glen Park itself, which only opened its amphitheater in the last few years. Each addition was incremental.
